Zoning Zoning Ordinance The City of Apple Valley is divided into several commercial, industrial and residential zoning districts. All property in the City of Apple Valley falls under a zoning district established by the zoning ordinance. The zoning ordinance supports the Citys Comprehensive Plan, and regulates the location and size of buildings and other structures; the size of yards and other open space; and the use of buildings and land. The zoning ordinance was established to promote and protect the public health, safety, and general welfare. If a developer wants to build on a certain property within the community, the developer must check the specific zoning of the property to determine if the use is allowed by the code. Homeowners must also comply with the zoning ordinance if they want to make improvements to their houses or properties. Subdivision Ordinance The subdivision ordinance is intended to guide the future growth and
development of the City in accordance with the goals of the Comprehensive
Plan. Subdivision regulations have a profound influence on how a community
grows and develops. The regulations have the potential to control the
rate at which development occurs, the quality of design, and the specific
location of development on the land. Any property which is to be subdivided
must be approved by the Apple Valley City Council. Typically, subdivisions
require a public hearing before the Planning Commission and final approval
from the City Council. However, if a subdivision creates three or fewer
parcels, is located in an area where public utilities and rights-of-way
already exist, the subdivision maybe exempt from the public hearing process. Link to Code of Ordinances (See Title XV, Chapter 155)
