Land Use

Residential | Commercial | Industrial | Instiutional

Since its incorporation in 1963, the City has transitioned from a farming community to one offering diverse housing, shopping, and employment opportunities. The City of Apple Valley has four general types of land uses: residential, commercial, industrial, and institutional.

Residential Uses

There are three general types of residential land uses in Apple Valley: single-family detached, single-family attached (townhomes), and apartments.

Housing construction has continued at a brisk rate throughout the City. For the past five years, an average of nearly 500 building permits per year have been issued for new housing units. There is little vacant land remaining in the community that is designated for only single family residential development. However, there are large parcels remaining for development in the southern half of the City that are designated for residential housing densities that do not support traditional single family detached homes.

The City has made a commitment to provide lifecycle housing choices in the remaining undeveloped portions of the community to complement the existing traditional housing types in the community. In particular, non-traditional residential living opportunities are supported, such as developments with commercial services on the first level of a building with apartments or condominiums located on upper levels. Commercial Uses

Apple Valley's downtown central business district consists of 600 acres on the four corners of the busiest at-grade intersection in the county; the crossing of County Road 42 and Cedar Avenue. Because more than 50,000 vehicles use these roads daily, the City has constructed a "ring route" around this area so local traffic can patronize local businesses. The ring route was completed in 1990 using special lighting, landscaping concepts and a pedestrian circulation system.

A significant amount of public and private investment has been made in the downtown area of Apple Valley. The downtown area has been designated as the shopping, service and employment center of the community. It is important the downtown area continue to serve the community shopping and service needs of its residents due to its convenient location to Apple Valley residents, contribution to the city tax base, and its significance as an activity hub in the City.

East of downtown are three industrial parks each with major highway access and occupied by light industrial, manufacturing, and office/warehouse facilities. Each industrial park is complete with roads built to 10-ton standards, curb and gutter, and underground utilities. Plans for the property will bring the total land available for industrial use to 720 acres. Light industrial is the targeted development type because it offers ease of planning for compatible adjacent land use and more easily prevents environmental degradation.

Industrial Uses

Industrial development within the City has been relatively limited, although there are nearly 700 acres designated for this type of land use. Recent industrial development has occurred on several parcels within the four existing industrial parks of the City. Industrial development has historically been located in the south central area of the City where adequate access is available to the major roadways of the City. Additionally, the industrial areas are situated away from existing residential developments to minimize off-site impacts to residential properties.

Institutional Uses

The City contains several land uses that serve the recreational, social, and spiritual needs of residents and employees in the community. The acreage devoted to these land uses has increased as the City has undergone development. Though the amount of land devoted to public uses satifies the current needs of residents, it is likely that these lands will be further developed to meet the future needs of residents.
